Where are you currently building homes?
Many of our homes are in the Bulverde and Boerne areas as well as the north side of San Antonio. However, other areas would definitely be considered for building your home.  Some of the subdivisions we have built in are Timberwood Park, Woodland Hills North, Bulverde Estates, Shavano Park, The Overlook, Kendall Wood Estates, Hollywood Park, River Crossing, Waterstone, Estates of Stone Oak, Selma Park Estates, Riata Ranch, Fossil Ridge, Forest at Stone Oak and Saddleridge. If you would like to see some of our projects, we can show you a home under construction and/or make an appointment with our past customers and show you their homes.

How much do you charge?
There are a variety of custom homes and it is impossible to give an accurate price based on square footage. Price per square foot is an inconsistent way of comparing builders. Not all companies use the same materials to construct their homes. This can cause prices to differ. We can provide a price for your home that can include everything you desire. We can give you a fairly accurate estimate with some basic information on size and desired construction materials. Location and lot variables can affect price. We can give you a completely accurate bid with a set of plans and specifications. It is recommended that you talk to us prior to purchasing plans to ensure you are willing and able to spend what your home will cost. You do not want a set of plans for a home that you cannot or do not want to build. During our initial consultation, sufficient information can be obtained to establish an estimated cost for your home. We can do this in person or on the phone.
 

How long does it take to build a home? 
We are often asked this question and it is difficult to answer. The size and location will be determining factors. Weather also can affect us. The average custom homes in the San Antonio area are between 2000 and 4000 square feet. We can normally build these homes in four to six months. Larger ones may take longer. We want to finish as quickly as possible without jeopardizing the quality.

What about financing?
We are approved with several lenders in the area. We can use your mortgage company or ours. Once approved with a mortgage company, you will need interim financing. This is the loan used during construction. We have sources for this as well. We are approved with the following lenders: Jefferson State Bank, Southtrust Bank, McAfee Mortgage, Real Mortgage, The Association of Professional Peoples’ Federal Credit Union, Plaza Bank, TXL Mortgage, Union Federal Bank and Group America Mortgage Company. If you wish to use a lender that is not on this list, we can fill out the required documents to become approved. Contact us for the current recommended lenders as this list changes with the market.
 

What are "Materials"?
Materials can refer to rough materials such as concrete or lumber. It can also refer to finish materials such as paint or door knobs. We can provide you allowances for any or all of these so that you can customize your home. We normally provide allowances for flooring, light and plumbing fixtures, door and bath hardware, cabinets, appliances, landscaping, etc. We will specify the other materials such as framing, driveway, insulation, plumbing (water and sewer lines), etc. You will have choices in colors in paint, counters, exterior (rock, stucco or brick), etc. We will alert you as to when these selections need to be made.

How do I get plans done?
There are several avenues to take for your plans. There are places in San Antonio and the internet that will sell existing plans. Some can be modified and some can’t. We also have draftsmen and architects we can recommend. Having plans drawn from scratch is more expensive than buying existing plans, but you can customize the plans. Contact us for assistance as needed with this.

How do I find a good lot?
Once you decide what area and budget will be best for you we can recommend some neighborhoods and a Realtor to find the right lot for you. We can inspect your choice(s) to make sure you are making a wise investment. Dimensions and slope are two of the things we can evaluate. Utilities and restrictions also need to be considered. In rural areas we can advise you on the costs of wells and septic systems. In the city, you need to be aware of the price of water meters, permits, etc.
 

What about your people?
Our subcontractors are skilled and quality-conscious. It takes time to assemble a group of people similar to ours. These people are what make our company work. With the right labor source we can make your dreams or ideas a reality. Our people can duplicate ideas taken from other homes.

Are your homes energy efficient?
Yes our homes are energy efficient.  Plus, there are many ways to increase the efficiency of your home by tailoring the home to your needs. We can help you with this. The following is a list of energy saving items in our homes:

1)      14 seer heat pumps for heating and air conditioning
2)      Double pane, low E windows
3)      R-30 insulation in the ceilings
4)      R-13 insulation in the walls
5)      Application of polyseal foam to the plates and holes prior to sheetrock
6)      Insulated exterior doors
7)      Energy efficient water heaters
